Privacy notice

Top Hill Realty (“we”) is a real estate brokerage in Utah. This notice explains what we collect on www.tophillrealty.com and our agents’ pages (name.tophillrealty.com), what we do with it, and how to have it deleted.
What you give us
- When you contact us, ask about a home, or ask what your home is worth: your name, email, phone, message, the property address and the answers you give about it, the language you use and the page you were on.
- When you book a consultation: the time you choose.
- When you create an account: your name, email and language. We send you a sign-in link instead of using a password.
- When you use your account: the homes you save, what you think of them, and the searches you save. If you ask for search alerts, we keep the date, the language and the exact words you agreed to.
- If you sign in with Google or Facebook: your name, email address and profile photo from that account. We show the photo in your account and to the agent who helps you, and you can remove it there at any time.
What is collected automatically
- A session cookie that keeps you signed in and keeps forms working, and a cookie that remembers your language.
- Homes you save before signing in are kept in your own browser until you sign in.
- Our servers log the IP address, browser and pages requested, for security and to stop abuse.
- When you open the search map, your IP address is looked up on our own server to find your approximate area in Utah, only to start the map near you. The result is not stored or shared. The “Near me” button uses your device’s location only when you press it and your browser asks you. (IP geolocation by DB-IP.)
- We do not use analytics, advertising cookies or tracking pixels.
How we use it
- To answer your request. A Top Hill agent may contact you by phone, text or email about it, as you agreed on the form.
- To run your account, and to show your saved homes to the agent who helps you.
- To send only two kinds of automatic email: your sign-in link, and the alerts for searches you saved. Every alert has a link to stop it.
- To keep the site secure, and to keep the records a real estate brokerage must keep.
Who we share it with
- Our own brokerage system, where our agents and brokers work with your request.
- Service providers that work for us: GoHighLevel (contact records, the consultation calendar and messages), our email service and our hosting provider. They may use your information only to provide their service to us.
- Map and photo servers: maps come from OpenStreetMap and some place photos from Wikimedia Commons. Your browser loads them directly, so those services see your IP address.
- We do not sell your personal information, and we do not share it with others for their own marketing.
- We may disclose information when the law requires it.
How long we keep it
We keep your account and saved homes until you delete them or ask us to. Information that became part of a real estate transaction is kept as long as Utah real estate rules require brokerage records to be kept.
Your choices
- Stop search alerts from the link in any alert, or from your account.
- Ask us to show, correct or delete your information — see “Deleting your data”.
- Reply STOP to any text message to stop texts.
Children
This site is not meant for children under 13, and we do not knowingly collect their information.
Security
We use encrypted connections and limit who can see your information to the people who need it to help you. No system is perfectly secure.
Changes
If we change this notice, we will update the date at the top.
